Responsibilities to owners
- Prepare Property Management Agreement
- Advertise and interview prospective tenants
- Prepare Lease Agreements on owner’s behalf and collect security deposit and any other advance fees as deemed necessary, such as security/damage deposit, last month’s rent, pet deposit and include a maintenance clause
- Collect monthly rents and prepare Disbursement of same
- Deal with the day-to-day minor maintenance items or problems that arise, including minor repairs
- Arrange for services as required to maintain property as may be requested by owner or required by law
- Make monthly reports other than disbursement sheet to owners if requested
- Maintain 24 hour answering service via page/voice mail
- Maintain strict adherence to condominium rules and regulations, or home association by-laws where applicable
- Stay in full compliance with all County, State and Federal rules, regulations and statutes
Responsibilities to tenants
- Prepare Lease Agreement to the complete understanding of both parties
- Ensure the “quiet enjoyment” of the premises
- Be sure all appliances including heating/air conditioning are maintained in a working order
